 Mortgage products and programs continue to evolve to meet a variety of buyer needs.  While I can help you understand the mortgage options, I recommend that you work with a mortgage specialist even before you visit your first open house.  There are two options available to you:
 
Banks, Mortgage companies and Credit Unions:
You may already have an affiliation with one or more local institutions that can offer you guidance. Because of my experience,  I can recommend a number of lenders that might be right for you.  Be sure to call multiple lenders to find the most attractive rates, terms and programs, and always get a .“Good Faith Estimate” of closing costs and loan APR.
 
Mortgage Brokers:
Mortgage brokers take some of the leg-work out of shopping for a loan.  They represent a variety of lenders and banks, both local and national, and can find the best rate for your situation.  Their fees and commissions are typically paid by the lender, so you should not incur additional cost by working with a mortgage broker instead of directly with a bank.  And most importantly, you work directly with a live person, not a toll-free number!
